are designed to be exposed to weather are what you have to use for exterior. if you use anything that has galvanized or other it will -- unless -- thank you, unless it's hot dipped galvanize it will rust. people say it's galvanized but it's what they call electroplated galvanized. maybe it lasts for -- yeah. so, for exterior use, it's almost always wort the extra cost to use, you know, stainless steel bronze, brass or certainly hot tipped ga have a niesed at the lowest -- galvanized at the lowest cost and don't use an interior hardware on the outside of a building. it won't last at all. you'll be back there. and the cost -- people say, i'm going to save some money by using cheap paint or cheap hardware or cheap something. the cost is not in the material. the cost is not in the paint. the cost is not in the hardware. the cost is in the time, the prep, the installation and all that work. so, i always say, buy the best equipment, buy the best paint can. the paint is cheap compared with the cost of the painting job. don't you think? >> don't buy the cheap caulking, bite expensive one. >> anot
people form and that's when they help out. >> this is the home work. you don't have to write it down it's in the manual. simple things for your home. hazardous conditions in our house. there is a course evaluation in the back of the book. i'm rob [laughter]. >> okay. let's get into the program today is utility control and fire hazard material. we will teaching how to turn your utility's off and what hazardous materials to look for. >> the first thing is natural gas. what do you know about natural gas? flammable. it goes, boom. it's important to shut this off. we use it for cooking, eating and hot water. there were 40,000 people that called pg and e about their gas. that means they call turned off their gas? did they need to do that? when do you have to? when there is a problem. how long did you think it takes pg and e to get out and turn it back on? 45,000 people. days weeks, may be a month. who has seen this in the streets. a lot of muck is in there is it's full of dirt and weeds you turn it to the right to tighten it and left to loosen it. your home work you have to look

that thing in a sidewalk and you are standing in the street and you have that in front of you and look directly at the house you will find the gas shut off. same with the water. if you have the water thing in front of you and look directly at the house. 9 times out of 10 on the floor you will find the main water shut off, here. a lot of places have the sprinklers if you shut off the main in the street you shut off the fire systems. so, if you have a choice of shutting off the water in somebody's house go for the one that coming between the foundation, usually it's in the garage or basement. you turn it to the right. right to tighten, left to loosen. this is easier to turn on and off if you is get in the garage. if you can't use the one in the street. do it only if it's say safe to do so. if it's dangerous, leave it. >> this is a basic electric system. a switch and the screw in fuses. there are not many of these anymore. most have the breakers. okay. to show you what they look like. on, off. this is a safety box you can't get it open until you turn it off. a couple of screw in fuses.
of small, medium and some, i guess you do some large size jobs as well. but also have maintenance and home prevention, damage prevention and maintenance issues built into the work they do. in fact, i know dan brought along a list of maintenance check lists that they actually use in their business to help people. so what do you use that mapet nance check list for? -- maintenance check list for? >> for every project we finish, we sign a service agreement or offer a service maintenance agreement and then when we go back to the house a year later we go through this check list and we go through the whole thing to make sure everything's being maintained, that, well, it's a very detailed check list. but every house in san francisco needs to be maintained and you can see through lawrence's slides what happens if you don't maintain them. >> in my experience, often people do wonderful design work and excellent construction but stop at that point when the construction is finished and think they're done. but that's not the case. you have to maintain it. you have to have a program first to evaluate it.
we also have a list of certified caps at work in san francisco for you. carla johnso with the mayor's office of disability has created a really good it died of out to interview your experts to make sure you are getting the best quality product for you. been next -- the money you pay for the inspection you can take as a tax deduction. any money that if you have taken can be applied as a tax deduction. this can be done on an annual basis. next, the opportunity, and a fund -- opportunity loan fund, providing for small businesses to pay for the inspection or to make improvements needed. to do it before you receive the lawsuit. and lastly, we of the bar association and their resources. they're providing their legal service for you. this last thing i am going to share with you in terms of what we have seen in our office is that with the individuals, that does not necessarily mean an individual will follow up with a lawsuit. what we've seen in our office is the individual's will send you a letter and say there were compile -- compliance issues. where people get in trouble is they ignore th
you have got to have that interest or else, again, you are going to have not a successful officer. okay, so now you have found the officer and got him figured out and i talk a lot about officers, but the same applies to civilians and anybody in this audience, because my concept is anybody can be a graffiti expert. and a lot of that comes down to training. you know, where do you find this training? well, for us as police officers, we get a lot of it through approved current training classes and things certified by the state, post-classes and that is fairly consistent within a lot of states that have a group that authorizes what kind of training an officer gets. articles and books is fairly self-explanator y and the internet. if you are curious about anything having to do with graffiti google graffiti stuff. you get on youtube and put down tag crews fighting and you get a whole bunch of videos of tag groups fighting and that is not just battling with paint, but physical altercations. the thing about the internet, sometimes people will ignore some of the major graffiti site because

all responsibility for code compliance. what that means is coming you have to indemnify the landlord on the insurance or the least, or any money that the landlord may have a. clearly, the landlord -- the lease does not stop the plaintiff from suing the landlord. therefore, the attorney for the plaintiff is going to target the person they are getting the money from. it does not let the tenant of the hot. the tenants in their lease is contractually responsible to the landlord. there are ways that can be dealt with between the landlord and the tenant. i have represented landlords. i have represented tenants. at some point, i represented both because they have a common interest even in that. obviously, they both have to make the space accessible either now or later, so it is best that they work together if they can. and work together to save us -- to hire a single lawyer. they can make repairs or what ever is in their agreement. sometimes, when the tenant is the small business and does not have much cash flow, one way to do is to renegotiate the lease, where the cost is amor

person. would you do if you get one of these notices? if you have not had your property inspected already, or if you do not do it following this program -- which i recommend you do -- you should have an inspection by an architect who is familiar with ada issues. we call all of these laws ada, but really ada is one aspect of the federal laws. there are five or six statutes, depending on the specifics of the case. there are a series of overlapping laws, all of which require essentially the same thing. did different measures of damages and other things. the lawyers will sue you on these various labels. they all really say the same thing. the purpose of that letter is to establish damages. the first thing to do when you get that letter is to have your place it inspected. if you have done so, let the person know that you have had the place inspected. that makes the case go away. certainly, it lessens the likelihood you were going to be sued. if you need more time, talk to the tenants or talk to the person suing you, sending you the letter. get some additional time. they do not have elyria. wha

is discussing the problems you are having with it, and he says, "we cannot do it this way or that way." and you learn how he is going to film it, so it is a collaboration from the outset. if i had been out by myself trying to make it into a screenplay, i think i would have picked up a much easier book. tavis: let me ask you, if i can -- is not often i get to talk to academy nominated screenwriters, but let me pick your brain, if i can. particularly, your process. i am not a screenwriter. i have written a number of books. and for me, there is a point where you have to find the hook, and once you get that one thing, then it really starts to roll. that is how i described my own riding. when i find that one thing, i am in my stride, and then the stuff starts to flow out of me. is screenwriting the same? and this is an adaptive screenplay. you find it starts to open up for you? >> absolutely. a screenplay has got to be a very tight to document. you've got to compress a lot of ideas into a very tight space. first of all, you have to have this idea of what the book means to you, what you want to focus

, is it a big hurt or a little hurt? is it a rescue situation and if it's a fire, do you have the resources to control or extinguish that fire? how about your situation, do you have all your people? do you have all the resources that you need? have you collected all the material that you need if you are going to start doing a lifting exercise because someone is trapped? because you never start a rescue, you never start a lifting exercise, never start anything, unless you know you are going to be able to finish it, have enough of the resources to do it. and do you have the right equipment? you need specialized equipment? do you have access to that? maybe, maybe not. so size up, you want to establish your priorities, make your decisions. you want to come up with a plan and after you have a plan, you want to take action. remember, it's continuous fact gathering process. you want to evaluate your progress. there are 50 percent of the people can be rescued by who? this is where you come in for the next 30 percent to make it 80 percent of the people. the next 30 percent of the people can be rescu
